Deposit, prepaid rent and utilities

The deposit may, according to Danish law, be 3 times the rent not including utilities. Prepaid rent should not exceed three times the rent not including utilities. 

The same rules apply regarding prepaid rent. 

Remember that deposit and prepaid rent are two different things and they cannot replace each other.

A/C (utilities) is an estimate of the use of water and heat in the property. Electricity is typically not included, but paid directly to the electricity company by the tenant. The estimate is normally based on previous tenants. 

The amount may vary depending on the usage. This means that the actual annual usage may be more or less than the estimate and the tenant either has to pay extra or maybe get a refund.
