Your tenant has to return the lease in the same condition it had, when he or she moved in.
If the lease was refurbished, it must be restored to the same condition. Many landlords prefer to hire professionals to do the restoration and use the tenant’s security deposit to pay for the work. Together with your tenant, you should make an inspection of the property. You should use this inspection to agree on what needs to be repaired, and who should pay for it.
The tenant must vacate the lease 14 days before the tenancy expires, so that you can get it ready for a new tenant.
If the lease was not refurbished by occupation, no restoration is required.
